What Should Sellers Expect During a Listing Presentation in Victoria, BC?

If you're thinking about selling your home in Victoria, BC, one of the first steps is usually meeting with a Realtor for a listing presentation. But if you haven't sold a home recently—or ever—you may be wondering what actually happens during that meeting.

A good listing presentation shouldn't feel like a sales pitch. It should be a working session where you discuss your goals, learn about the current market, understand what your property may be worth, and determine whether the Realtor sitting across from you is the right person to guide you through the sale.

Here’s what you should expect.

1. A Conversation About Your Goals

Before talking about price, marketing or commissions, your Realtor should take the time to understand why you're considering selling.

Are you upsizing because your family needs more space? Downsizing? Relocating? Selling an investment property? Do you need to sell before purchasing your next home?

Your circumstances matter because the best selling strategy isn't simply about getting your home onto the MLS®. It's about creating a plan that works with your larger real estate goals.

Expect questions about your ideal timing, where you're planning to move, whether you need to purchase another property and what concerns you have about the process.

2. A Walk-Through of Your Property

Your Realtor will typically tour your home and property with you.

This isn't an inspection. Instead, they're looking at your home through the eyes of a potential buyer.

They may consider factors such as:

  • Overall condition and maintenance
  • Renovations and improvements
  • Layout and functionality
  • Natural light and views
  • Lot size and outdoor spaces
  • Parking, garages and storage
  • Location and neighbourhood
  • Features that differentiate your property
  • Areas that may need attention before listing

This is also your opportunity to point out improvements or features that might not be immediately obvious.

3. A Review of Comparable Sales

One of the most important parts of a listing presentation is discussing your home's potential market value.

Your Realtor should prepare a Comparative Market Analysis (CMA) using relevant properties that have recently sold, are currently listed or were listed but didn't sell.

In Victoria, finding perfect comparables isn't always easy. Two houses on the same street can have significantly different values because of renovations, lot size, views, suites, condition or even the orientation of the property.

Rather than simply giving you a number, your Realtor should explain how they arrived at their recommended price range.

4. A Discussion About the Current Victoria Real Estate Market

Your home's value doesn't exist in isolation.

A good listing presentation should include a discussion about what's currently happening in the Victoria real estate market and, more importantly, what is happening in your particular neighbourhood and property category.

You may discuss inventory levels, recent sales activity, average days on market, competing listings and how buyers are behaving.

The market for a condominium in Downtown Victoria, for example, may behave differently from the market for a single-family home in Gordon Head, Oak Bay, Langford or Cordova Bay.

Understanding your specific market helps determine both pricing and strategy.

5. Recommended Pricing Strategy

There is an important difference between what your home may be worth and how it should be priced.

Your Realtor should explain the recommended listing price and the strategy behind it.

Pricing too high can reduce buyer interest and cause a property to sit on the market. Pricing too low without a clear strategy can potentially leave money on the table.

The objective is to position the property so that it competes effectively with the homes buyers are considering at the same time.

A strong Realtor shouldn't simply tell you the price you want to hear. You should receive a recommendation supported by market evidence.

6. Preparing Your Home for Sale

You shouldn't necessarily assume that you need to renovate your home before selling.

During the listing presentation, your Realtor should help you determine which improvements are worth considering—and which ones probably aren't.

Recommendations might include decluttering, cleaning, landscaping, painting, minor repairs or staging.

The goal isn't to make your home perfect. It's to make sure it presents as well as reasonably possible to the buyers most likely to purchase it.

Sometimes a relatively small amount of preparation can make a significant difference in how buyers perceive a property.

7. The Marketing Plan

This is an area where sellers should ask plenty of questions.

Putting a property on MLS® is important, but it shouldn't be the entire marketing strategy.

Your Realtor should explain exactly how your home will be presented and promoted. Depending on the property, this may include professional photography, floor plans, video, social media marketing, online advertising, open houses, Realtor-to-Realtor promotion and exposure across major real estate websites.

More importantly, the marketing should reflect who the likely buyer is.

Marketing a family home in Gordon Head should look different from marketing a downtown condo or a waterfront property in Cordova Bay.

8. Showing Strategy

You'll also discuss what happens once your home is officially on the market.

How much notice will you receive before showings? Will buyers be allowed to book during certain hours? What happens if you have children or pets? Should you leave during showings?

Your Realtor should create a showing strategy that makes the property reasonably accessible to buyers without making your daily life unnecessarily difficult.

You'll also want to know how showing feedback will be collected and communicated to you.

9. What Happens When You Receive an Offer?

A listing presentation should cover more than getting your property onto the market.

Your Realtor should explain what happens when an offer arrives, including:

  • Reviewing the purchase price
  • Deposit
  • Financing conditions
  • Inspection conditions
  • Completion and possession dates
  • Other terms and conditions
  • Multiple-offer situations
  • Negotiation strategy

The highest offer isn't always automatically the strongest offer.

Price matters, but the conditions, dates, financing and overall certainty of the transaction can also be extremely important.

10. Understanding the Costs of Selling

Before signing anything, you should have a clear understanding of the costs associated with selling your property.

Your Realtor should explain their commission structure and discuss other potential expenses such as legal fees, mortgage penalties, moving expenses, staging or preparation costs and applicable taxes.

There shouldn't be surprises later.

11. Reviewing the Listing Documents

If you decide to move forward, your Realtor will review the listing documents with you.

Don't feel pressured to rush through them.

You should understand what you're signing, the length of the listing agreement, the services being provided and your responsibilities as the seller.

You may also need to complete disclosure and privacy documentation as part of the listing process.

Ask questions whenever something isn't clear.

A Listing Presentation Should Leave You Feeling Informed

Ultimately, the purpose of a listing presentation isn't simply for a Realtor to convince you to list your home.

It's an opportunity for you to interview the Realtor.

By the end of the meeting, you should understand your home's position in the Victoria market, the recommended pricing strategy, how your property will be marketed, what the selling process looks like and what will happen from listing day through completion.

Most importantly, you should feel comfortable asking questions.

Selling a home can involve significant financial and emotional decisions. Having a clear strategy—and understanding why each decision is being made—can make the entire process much more manageable.

Thinking About Selling a Home in Victoria, BC?

If you're considering selling but aren't sure whether you're ready to list, a listing consultation can simply be a starting point.

I believe sellers should understand their options before making a decision. My approach is to provide the market information, pricing analysis and guidance you need so you can decide what makes sense for you and your circumstances.

There is no pressure to list simply because we've had a conversation.
