Fairfield's charm is part of its appeal, but this is a neighbourhood where understanding the property can matter every bit as much as falling in love with it.
Older homes deserve a closer look.
Character features are wonderful, but pay equal attention to wiring, plumbing, drainage, roofing, heating, insulation and foundations.
Renovated doesn't always mean properly renovated.
Ask about permits and investigate significant additions, suites and structural alterations.
Don't assume an older property is heritage designated.
If heritage status matters to your plans, confirm the property's actual designation and applicable restrictions.
The street matters.
A quiet interior street, proximity to the waterfront, walking distance to Cook Street Village and exposure to busier roads can create very different living experiences.
Buying a condo requires a different investigation.
Review strata minutes, depreciation reports, insurance, contingency reserves and upcoming building projects — not simply the suite itself.
